Why Invest in Lombok, Indonesia?
Indonesia is the third fastest growing economy in Asia and the fastest within Southeast-Asia, making a case for inclusion in the BRIC economies. While Bali’s tourism industry is world renowned, the entire archipelago is undergoing touristic development and the nominal per-capita GDP is expected to quadruple by 2020.

* in 2011, the number of international tourists arriving in Indonesia climbed by 9,24% with and average spend of US $1,118 per visit.
* Indonesia’s Minister of Tourism, Nurfika Osman, is aiming for a 12,5% increase in visitors for 2013-14 (total 9 million foreign tourists for the archipelago).

Lombok Eco Development is an emerging indonesian company which is already being touted as the fastest growing Eco Company in Southeast Asia. LED’s primary aim is to help Lombok grow in a completely sustainable way. Unlike Bali, which has been heavily exploited by the mass tourism infrastructure over the last 20 years, Lombok remains a pristine island: its environmental ecosystem, its coastlines and its wilderness are still preserved with their original beauty and vitality. Investors are flocking to the insland, which is stimulating growing property values similar to Bali’s on last decade.

Lombok’s Golden Triangle
As awareness of its potential for development increases, Lombok has become a hot spot for investment opportunities. There is significant evidence of such interest, and the three following major projects form Lombok’s “Golden Triangle” for investors:

1. The government has already invested $3 Billion into infrastructure of roads, tourism development, plus a brand new international airport which has direct flights connecting from: Singapore, Kuala Lumpur, Bali and Perth.
2. The Mandalika resort project, a 1,035 hectare project to include high-rise five star hotels, a golf course, luxury residences and villas, as well as a conservation zone, developed by the International Tourism Development Corporation (ITDC), Indonesia’s largest tourism developer. The project is expected to boost Lombok tourism to the next level.
3. An eco-region in the Tanjung Ringgit peninsula which will consist of local markets, conservation & Educational centers, a permaculture school and gardens with bamboo plantations, among others.

Lombok Eco Developments overview
1. Economical Development
2. The Environment
3. Respect and protection of the local communities and their culture

LED aims to help the island grow while at the same time preserving its state of natural beauty by avoiding excessive and uncontrolled land exploitation and pollution of the ecosystem. We achieve this goal through our expertise in renewable energy such as Solar Power systems and locally sourced materials. We also believe in the education of the younger generation of islanders being a key to our ecosystem’s vitality and we already have a plan in place to engage and educate them on sustainability. The board compromises of committed professionals from a wide range of relevant backgrounds: Marketing & Advertising, Electrical Engineering, Renewable Energy, Property Development, Construction & Civil Engineering and Travel & Tourism Management Consultancy. Collectively they are the Green Team Board members of LED call Southern Lombok home and oversee all aspects of operation, from property prospecting and construction, including proper Health and Safety procedures, to resort management, installing solar panels and managing accounts.

To achieve our mission and objectives, LED is organized in five subdivisions, allowing the company to maximize its business potential, as well as the island’s economic development.

1. Property – LED has already established exclusivity for over 100 hectares of the most sought after locations in Kuta. Over 30 of those are located at Lobster Bay which is the fastest selling area in Lombok given its tranquil enviroment, majestic coast, and development potential. LED is selling properties from beach front villas to restaurants throughout Lombok and LED also has an agreement to rent properties for long- term leases to short-term holiday lets. LED has the potential for a direct partnership with various organizations for investment purposes starting in Dubai Q3 2013. Funds will be used for further land purchases and potential project development in idyllic locations. See investment
proposal below.

2. Design & Construction – The construction division is a direct part of LED. We can offer all types of construction services from infrastructure to swimming pools to luxury villas. Given its world class network which spans four continents, LED has already agreed direct partnerships with first-class Indonesian businesses.

3. Hospitality & Tourism – LED plans to build the world’s first Volcanic Rock Eco-Resort at Lobster Bay, Kuta, Lombok. The resort will be home to the state-of-the-art Black Rock Restaurant, Eco-friendly Spa, Eco-product shop and volcano-style aesthetic accommodation. This beach front property is planned to be fully operational by Q4 2013 and we believe this concept has the potential to be franchised across the world.

4. Solar/Renewable Energy Division – LED are in negotiations with the Indonesian Government Energy Board about direct distribution of its own branded Solar Panels. This is an enterprise we will be exploiting in the early part of 2014 in order to give our current focus on the Volcano Eco Project. LED has a relationship with Geo Thermal Design and our a priority will be undertaking a full geological survey and establishing LED in the renewable market.

5. CSR – Our Corporate Social Responsibility (CSR) program involves ongoing local financial support for the Sasak culture and programs. Our overall CSR program is called Growing With Lombok, reflecting our belief in the sustainability of our business, this location and the success of the
local people.

Why invest in Lombok Eco Developments?
10 Reasons:

1. LED is run by a committed team of professionals spanning four continents, yet all living in Lombok, with the right expertise and tools to develop the island under its five subdivisions.
2. LED has a hold on over 30 hectares at Lobster Bay, which is located right between the Mandalika Project and Lombok’s Eco-region, only 25 minutes from the new airport. Plus over 70 Hectares all over Lombok.
3. The company’s first hospitality project, Volcanic Rock Eco-Resort, is right at the base of the “Golden Triangle” in Lobster Bay.
4. Our organization allows us not only to sell land to potential investors, but also to build the holiday home of their dreams. The possibilities are endless, from self sustained eco-cabins to villas and mansions.
5. LED has the support of the local community and has partnerships established with renowned professionals such as Alam Santi Eco- Designs and Dubai-based The Tribe, in charge of LED and the Volcanic Rock Resort’s marketing and websites.

10. We believe in this location. We believe in the local people. Adaptability for Sustainable Success. Investing in LED is investing in Lombok.

The Volcanic Rock Eco-Resort
he Volcanic Rock Eco-Resort, LED’s flagship resort, aims to be Lombok’s most authentic eco-resort, promoting efficient use of waste, water and energy management. It will be located by Lobster Bay on the beachfront, 30 minutes from Lombok’s new airport and 15 minutes from Kuta.

n its first phase, the resort will be built on 2 hectares with room for expansion, as LED already has a hold on the surrounding land. Lobster Bay’s value is already on the rise, with over a dozen luxury villas in construction and dozens more to come. It is a peaceful bay at a safe distance from the main road and fertile land, not to mention a five minute boat ride to a notorious surf point. Securing such a prime piece of land is the result of LED’s property team who dealt directly with the land- owners, securing a better future for their families, as well as Volcanic Rock Eco-Resort’s family.

Our Vision, Our Mission and Objectives
In accordance with LED values, the business’ mission statement is:
To become a tree of sustainable growth through –
1. Our Trunk
Delivering a unique and unforgettable experience to our guests.

2. Our Branches
Our Green Team Staff – Every diverse member of staff is as important as the next all combining to provide impeccable service throughout
the resort.

3. Our Roots
Building upon the three pillars of sustainable development and utilizing our networks across four continents to continually improve the first-class resort. The three pillars represent the environment; the respect of local communities and protection of their culture, as well as the potential for economic development. We believe in the future of Lombok as an eco- touristic destination similar to the Maldives and Costa Rica. It is currently the most sought after region in Indonesia and an “eco-region”, protected from mass tourism, is already being planned by the government in partnership with various environmental groups.

Investment Options

Whether you’re interested in investing in land, having a holiday villa built for you or a time-share option at our up-and-coming Volcanic Rock Resort, our team has the perfect solution for you and will help make our home, yours.

Option 1: Invest in our land
The fastest way for your ROI is to invest in our land. Lombok’s development
is a rising opportunity and you can purchase any of our plots of land.
We’ll take care of clearing it and raising its value. Hold on to it and watch
your own tree grow!

Prices in Lombok are currently less than 15% of Bali; it would be fair to speculate that prices can easily rise to 50% of Bali as more and more investments are happening mainly from Singapore, France, Australia and Holland. We conservatively expect prices to continue to rise at around 20% per year.

Option 2: Invest in a villa
Land is good, but what better way
to raise its value than building your holiday home on it? Our construction division is spearheaded by M. Shrayian, a member of our board of directors with vast experience building resorts and villas in Bali. Whether you’re interested in a small eco-cabin or a luxurious mansion with three swimming pools, we can design and build it. Your property value is sure to increase, especially in Lobster Bay when the brand new Volcanic Rock Eco-Resort opens its doors in 2013. But more importantly there is a massive shortage of rental properties and the few that exist command very high rates.

Option 3: Invest in our resort
Would you like to own a piece of volcanic history? Invest in our lava pods, volcanic hubs and eco-cabins, enjoy free nights at the resort and discounts on food and spa treatments, and make a return on your investment when we rent out your residence to our guests.

Lava Pods – US$ 30,000 – 30 free nights/year, 10% year-long discounts on all Volcanic Rock spa treatments, restaurants and eco-products and 20% return on your pod’s revenue when rented out in your absence.

Volcanic Hubs – US$ 60,000$ – 30 free nights/year, 10% year-long discounts on all Volcanic Rock spa treatments, restaurants and eco- products and 20% return on your hub’s revenue when rented out in your absence.

Luxury Nests – US$ 135, 000 – 30 free nights/year, 15% year-long discounts on all Volcanic Rock spa treatments and 20% return on your cabin’s revenue when rented out in your absence.

The value of these investments will increase with the rapid rise of Lombok real estate and can be sold at anytime. We are offering a 25 year lease plus potential to renegotiate in the future. We offer competitive discounts on multiple purchases.

Charitable option
We also offer a charitable option for your revenue. LED has the Growing With Lombok Charity which is part of our CSR program. Choosing this option means 5% of your revenue goes straight to our charity and LED will match the contribution. This option thus generates 10% of your investment for Growing With, and we would like to officially promote you personally or your company for the support given.

Investors purchasing multiple units from our various accommodation options will become members of our VIP scheme. Star (Gold) member or a Sun (Platinum) member of which include extensive discounts and rewards.

Thank you for your interest in Lombok Eco Developments. We look forward to welcoming investors to our growing sustainable tree. Every investor in our company is a part of our family and I will personally be providing all relevant financial statements and progress reports.
